MLS stands for Multiple Listing Service. Each area of the state has a Realtor Association and an associated MLS. The MLS is where all agents will list properties for sale and where all the buyers agents will go to search for property for their buyer clients. This is the one, all-inclusive list of properties for sale along with their current status.
If you are selling a property you definitely want it listed on the MLS. Even FSBO (for sale by owner) sellers often pay to get their home on the MLS.
And if you are buying a property the MLS is where you want to be searching. All the other internet sites, i.e. Zillow, Redfin etc., pull what data they can get from the MLS and often times lack current information.
